Landlords reminded of the importance of complying with fire safety regulations
THUNDER BAY, ON – A landlord in Thunder Bay has been fined for failing to install required smoke and carbon monoxide alarms in a townhouse rented to students on Varsity Place. The violation was discovered after a complaint led Thunder Bay Fire Rescue to inspect the unit.
“Only working smoke alarms can give you the early warning you need to escape a fire,” said Deputy Fire Chief Dave Tarini. “Any smoke alarm violation will result in a ticket.”
The landlord received a set fine of $360, but penalties can be much higher. Individuals can face fines of up to $50,000, and corporations can be fined up to $100,000 for violations of Part 3 of the Ontario Building Code, which covers smoke alarms.
Landlord Responsibilities
Landlords are legally required to:
- Test smoke and carbon monoxide alarms annually or when a tenancy changes.
- Keep records of these tests.
- Provide tenants with manufacturer instructions for the alarms.
Thunder Bay Fire Rescue also reminds all residents that smoke alarms are required on every level of a home and outside all sleeping areas. Carbon monoxide alarms must be installed outside sleeping areas in any home with a fuel-fired appliance, fireplace, or attached garage.
Additionally, landlords renting to students should be aware that no more than four people are allowed per dwelling unless approved by Thunder Bay Fire Rescue.
