Chris Rapczynski, founder and president of Sleeping Dog Properties, brings the same precision and dedication to community building that has defined his three decades of luxury construction in Boston. Most recently, his firm stepped forward as a key sponsor of the Second Annual Winni Chase Regatta at Lake Winnipesaukee, helping double participation in this prestigious youth rowing event.

Since founding Sleeping Dog Properties in 1993, Rapczynski has built more than luxury homes – he’s built a reputation for excellence. Starting as a carpenter in Boston’s Back Bay, he developed a comprehensive vision for construction that integrates development, design, and building. This approach has led Sleeping Dog Properties to complete over $500 million in sophisticated construction projects throughout Greater Boston.

“Quality defines everything we do,” Rapczynski explains. “From historic Beacon Hill renovations to modern commercial spaces, we bring the same commitment to excellence to every project.” This dedication has earned the company multiple awards from the Boston Society of Architects and recognition as one of the best contractors in Cambridge by General Contractors Magazine.

Why Sleeping Dog Properties Became a Boston Icon

The company’s distinctive name reflects Rapczynski’s authentic approach to business. “I had a dog that would sleep on the job sites,” he recalls, “and people always referred to the dog emotionally, asking ‘Where’s the guy with that sleeping dog?'” This simple beginning evolved into a powerful brand identity.

The name has become synonymous with quality in Boston’s construction industry, with the company’s logo appearing on highly sought-after merchandise. “We probably spend $10 to $15,000 a year in t-shirts that we give away,” Rapczynski shares. “The subs want the shirts, the guys want the shirts, clients want the shirts – they’re always looking for something because the logo’s fun and great.”

Winni Chase Regatta Doubles Under Rapczynski Leadership

The Second Annual Winni Chase Regatta, hosted by Brewster Academy in September 2024, showcased Rapczynski’s commitment to fostering youth development. The event attracted 85 entries from prep schools, high schools, and rowing clubs across five New England states – double the participation from its inaugural year.

Competitors tackled a challenging 4,500-meter course that started near Worcester Island and wound through Wolfeboro Bay. The historic waters, which hosted America’s first intercollegiate athletic competition in 1852, provided a fitting backdrop for young athletes to test their skills.

Thirteen different racing categories throughout the day kept spectators engaged at Brewster Academy’s Pinckney Boathouse as they watched crews navigate the challenging course. The event’s success and doubled participation signal strong momentum for future competitions on Lake Winnipesaukee.

“The enthusiasm we witnessed from athletes, coaches, and spectators demonstrates the vital role these events play in developing young talent,” Rapczynski says. “The precision and teamwork these athletes display mirror the values we’ve upheld in construction for the past 30 years.”

Building Better Communities Beyond Boston

Rapczynski’s support of the Winni Chase Regatta reflects a broader pattern of community engagement. He regularly volunteers as a coach for the Andover Soccer Association, dedicating 15-20 hours weekly during soccer seasons to help young athletes develop their skills and learn the value of teamwork.

“One of the things I feel like the balance of a healthy lifestyle is organized free play,” Rapczynski explains. “Team play is a different mindscape than school or just computers. It’s a place where they can go and have fun, and I feel like, within me, the competitive nature of me as a person, I love organizing these kids into a team to win something or play something.”

His philanthropic work extends beyond youth sports. Rapczynski partners with Build Health International, supporting their mission to eradicate poverty through healthcare infrastructure development. The organization’s work in Haiti particularly resonates with him, as they build facilities that provide dignified medical care to communities in need.

Sleeping Dog Properties Leads Through Top Talent

Sleeping Dog Properties maintains its position among Boston’s top construction firms through strategic practices and exceptional talent. The company consistently pays above market rates to retain top professionals, creating a stable workforce that delivers outstanding results.
